Article: Mega-resort Aquiraz Riviera starts land plots sales

Mega-resort Aquiraz Riviera, a venture promoted by the Portuguese-Brazilian consortium, has launched on 26th June the first phase of sales of residential lots in its tourism and real estate project. The first phase includes 312 lots, with a 1,000 sq meters average area. Realtor Lopes Immobilis is in charge of commercialization of what will be the largest tourism venture of international standard in Brazil.
Located in Marambaia beach in Aquiraz, about 25 km away from Fortaleza, Ceará, the mega-venture will be the largest international standard tourism development in Brazil, with an estimated total value of US$ 350 million. The Aquiraz Riviera has a total area of 285 hectares, approximately 1,800 meters of ocean front and is developed by a consurtium, Aquiraz Investmentos SA, which includes the entrepreneur Ivens Dias Branco and the portuguese Ceara Investment Fund, Grupo Hoteleiro Dom Pedro and Grupo Solverde.
The venture will include the first golf course in Ceara state, with 80 acres, 18 holes par 72, ocupying 7,322 yards.The first phase should be delivered within 24 months and residential space is now available for sale.
The promoters believe this sales phase will be a success. “We believe the ceara population can aford to live with his family in a complex such as the Riviera, which includes residential area, hospitality area and protection area, and an international standard golf course, a beach club, among others,” said Project Director Jorge Chaskelmann.According to him, this first phase, the lots average pre-sale price of R$ 250 to U.S. R$ 300 for a square meter. That is, at least, each lot will cost around U.S. R$ 250,000.
Aquiraz Riviera should generate 4,500 direct jobs, of which 1700 in hospitallity and 2800 in golf, tourist residences, services and commerce sectors (Village Mall). The estimate of indirect jobs in activities related to the enterprise reaches 5,000.

The enterprise also has an environmental reserve of Atlantic forest with 60 hectares. Another important point in the resort development is the concern about the environment.
For its basic characteristics (resorts and golf courses), Aquiraz Riviera will be a decisive milestone in changing Ceará’s tourism landscape. It is an international standard product, equivalent to those which positively transformed the tourism and real estate market in entire regions such as Mediterranean Europe. The efficient integration between socio-economic development and sustainability, coupled with the undeniable quality of real estate and tourism products also demonstrate the confidence of international investors in the state and create a quality standard for the future of Ceará.
The venture
The project has a 58 hectares Environmental Preservation Area, which aims at protecting local fauna and flora, and the first phase is already being developed with the construction of a Hotel Dom Pedro (6 stars standad), Golf Course (18 holes) and a Village Mall (shopping, events and entertainment center). The first phase should be finished in 2009. The development’s second stage, with conclusion forecasted for the end of 2010, includes the construction of villas, six multi-family areas and the installation of two international standard hotels. The third and last stage has the conclusion forecasted for the end of 2011 with Aquiraz Riviera and all of its installations in full operation.
Village Mall
The Village Mall will be the project’s heart with a mix of which an Open Mall Shopping Center, convention and handicraft centers, bars, restaurants and several services like banks, travel agencies, clinics, pharmacies, first-need services besides some tourism apartments. Village Mall will be implemented on a land with a 52,000 m² area and will still count on a commercial center with national and international brand stores, handicraft center, bars and restaurants. In addition to a clinic for basic health attendances and a heliport. The complex will be prepared to receive either leisure visitors as well as events tourism. For example, in the multivalent conventions center with a 3,000 m² area it will be possible to perform open-air shows or conventions.
Hotel Dom Pedro
The Dom Pedro Laguna, the first resort to be built in the tourist complex Aquiraz Riviera, brings 37 years experience in the development and management of business hotels guaranteed by Dom Pedro Group, one of the most respected brands in Portugal.
The hotel will be qualified as a 6 stars hotel, being the most luxurious Brazilian hotel-resort, with 90 bungalows hovering an unique wild deserted beach. The Dom Pedro Laguna Hotel will be the Tropical Venice, due to the construction of 15 a thousand square meters of artificial lakes, which will allow customers to go to restaurants or any other place inside the hotel through boats. Golf Course
With 18 holes par 72 and occupying 7,131 yards, Aquiraz Riviera’s course was projected by architect Donald Steel, in charge of developments like Campo Real Golfe & Natureza and Vila Sol in Portugal. Donald Steel’s projects privilege nature keeping the natural vegetation reducing dirt movement to a minimum and taking advantage of the land sinuosity to create the type of course for strategic golf. Some alterations in Aquiraz Riviera’s project are forecasted to be carried out by the Argentinian architect Angel Reartes who has already worked in Brazil when he planned Costão Golf Club in Santa Catarina.
